Owning A Habitat Home

Pikes Peak Habitat for Humanity has been building homes with low-income families in the Pikes Peak region for over twenty years.  To date, we have completed over 80 houses and helped more than 400 people achieve the stability and pride of homeownership.  All Habitat homes are a community effort, built by the hardwork of staff, volunteers, and our future homeowners.  They are sold at no-profit and financed with zero-interest mortgages, ensuring you an affordable house payment (ranging between $300 and $550).

How to become a Partner Family

We select our partner families on the basis of three criteria . . .

Need - You have a need for housing if your current situation is overcrowded, substandard, or unaffordable (more than 35% of your income).

Willingness to Partner - Each homeowner is required to invest their own time and labor into the building of their home.  We call this sweat equity.  Additionally, all of our new families go through consumer credit counseling and take classes that set them up to be successful homeowners.

Ability to Pay -  All prospective homeowners must have a steady source of income and fall between 25% and 50% of El Paso County's median income (see table below).  While we can be lenient when we look at credit history, a substantial amount of debt, or an insufficient history of timely payments may disqualify you.

***Due to increased building costs, families must make a minimum of $18,000/year to qualify.

Some other important criteria...

  •   You must have lived in El Paso County for at least a year.
  •   If you have filed bankruptcy, you must wait at least two years after its discharge date to apply.
  •   You have to be a first time home buyer (cannot have owned a home for three years).
  •   Divorces must be finalized before applying.

 

The Habitat process from start to finish

Step 1 - Call our Family Services Manager at 475-7800 to find out about the next orientation meeting or fill out our online interest form.

Step 2 - Attend the mandatory orientation meeting.  You'll receive information about Habitat for Humanity and fill out the application.

Step 3 - Your application will be reviewed by the Family Selection Committee.  They will take a look at your credit and determine how much you can afford for a housing payment.  If you qualify financially, they will contact you to set up an interview with you and your family in your home.

Step 4 - If you are approved, partner with Habitat staff and volunteers to build your new home!  During this time, you will be completing your sweat equity and should be saving for a down payment of $1,000.

Step 5 - Move in!  Enjoy the pride and stability of owning your own home.
